Condensation and mould growth
in dwellings are a hazard, prejudicial to the health and safety of the occupants
and render a property unfit for human habitation under the Government’s
Environmental Protection Act and other current Housing Acts.
Dampness in buildings, in the
wallpaper, the plaster, the brickwork, the carpets, the curtains, beds,
bedclothes, wardrobes, clothing etc, leads to waste of expensively produced
heat, because it lowers the U values of the walls dramatically. When you
consider that an average family creates up to 30 gallons of moisture production
per week, all of which, in dwellings with inadequate continuous ventilation,
goes into the fabric, it is obvious that there will be an energy requirement to
heat this water.
All of this hidden moisture in
the fabric, increasing by a potential 30 gallons a week, has to be heated to the
occupants comfort level, (Ideally 19 to 21 degrees Centigrade), it can be seen
therefore, that when trying to maintain even reasonable temperature comfort
levels, the energy loss in money terms, is enormous, both to the occupants and
indeed the Nation as a whole.
If you have mould growth or a
damp musty smell, your first instinct is to open the windows and out goes your
heat and your money. Ironically,
when faced with condensation and mould problems, this is often the first
instruction given to tenants by Local Authority surveyors, and yet
simultaneously, an energy conservation officer from that same council could be
giving grants for energy savings.
Another suggested remedy might
be the fitting of conventional extractor fans, supposedly to extract damp air at
source, this too of course wastes your money because you are throwing out
precious heat and in any event can never resolve whole house condensation
problems.
How do you pluck money out of
fresh air? By using Kair Heat Recovery equipment.
Conventional extractor fans
potentially waste over a million Kilowatts of energy every year, comparable to
the output of two large power stations and merely by replacing the conventional
extractor fans for heat recovery systems would save at least half of that energy
loss.
Installing Kair heat recovery
equipment will create surface evaporation of moisture that enables the fabric of
the building to dry out, and, with up to 85% heat recovery capability the
expulsion of the damp heavy air is achieved with the minimum of energy loss.
As the property dries out the
U values rise dramatically, and this, coupled with the continuous air changes
and reductions in humidity levels created by the Kair equipment, provides a high
quality indoor air supply that precludes the development of condensation and
mould growth.
When the property is dry it
will require far less energy to heat it because the gallons of water that have
been absorbed into the fabric in the past will not have to be heated up to
comfort level and the gallons of water vapour created every day, will never be
absorbed into the fabric in the future.
